Thoughts On Top Ten Ranking – Viera Leadership

This is exciting news and the press has taken notice. Viera leadership was extensively quoted in a recent article in Florida Today. Here are some highlights.
Breaking into the top 10 list is a milestone The Viera Co.’s president, Todd Pokrywa, says is “a significant accomplishment that highlights the strength and resilience” of Viera and the Space Coast market as a whole.
“For a year in which many of our peer communities in Florida and throughout the nation posted double-digit percentage declines in residential sales, Viera sales remained robust and steady, with only a 1% change, when compared to the sales activity of 2021,” Pokrywa said. “Despite challenges experienced by the real estate market nationwide with labor and material shortages, increased construction costs, rising mortgage interest rates and heightened insurance premiums, Viera has demonstrated that, while not wholly immune to these headwinds, the master-planned community is more insulated from their impacts.
“Residential demand in Viera has continued to outpace supply, and a paramount challenge has been that the cycle time necessary to replenish residential inventory and deliver new lots to market is 24 months or more,” Pokrywa said. “The point being that residential sales levels could have been even higher if there had been available inventory to sell.
“Currently, Viera is witnessing residential traffic and sales that is, while not as heated as 2020 to 2022, running at healthy pre-pandemic levels,” Pokrywa said.
Scott Miller, senior vice president of sales and community development for The Viera Co., which is the developer of the Viera planned community, said reaching the top 10 in the rankings “has been a long-term goal for Viera” and one that he personally had long dreamed would arrive someday.
